The line is record versus work. Free keeps the record — everything your council types in or uploads, with no caps. Pro does the work: it reads what you hand it and fills in the details.
You supply every document either way. Pro reads them; Pleno never goes and collects anything on its own.

Every Free row is something the council put there. Every Pro row is Pleno doing work on its behalf.
On every plan, Pleno runs a quick pre-check on a contractor's files when their reply arrives, without AI, to see whether a file has a price line. On Free it only decides where Read the quote with Pro shows: the prices are never read.
Ask AI chats, your own and those shared with you, are part of Ask AI, on Pro. On Free, Ask AI isn't available, so chats can't be opened, shared, stopped or deleted in Pleno, and shared chats stop opening for everyone as soon as the strata is on Free. Chats are deleted automatically, by default 90 days after their last message (admins can choose 30 days, 90 days or 1 year). If the strata returns to Pro before then, its chats and their shares are back as they were.
What Pro costs
Pro is priced per strata plan by its number of strata lots, in four sizes, billed annually or monthly. Annual is the headline price and about 13% cheaper; it is also the only way to pay by invoice. All prices are in CAD; GST and PST are calculated separately and added at checkout.
The size is worked out once when you subscribe, from the public ParcelMap BC record for your strata plan, and is locked for the term. We never re-band you mid-term.
Every new strata plan starts with two months of Pro — everything on, no card, nothing to cancel. When it ends you settle onto Free automatically and keep everything you put in.
Beta and complimentary strata plans run with Pro capabilities until that status ends.
