What Pleno is

A short overview of Pleno and what it replaces for BC strata councils.

What it is

Pleno gives a strata council its own view of the building. Maintenance work, contracts, documents, resident reports, and a shared timeline live in one place the council controls — anchored to the strata plan number, not to whoever happens to be President this year.

Your management company still manages. Pleno means council doesn’t have to ask them what happened to the roof quote, when the boiler was last serviced, or what the last council decided and why. When a resident complaint or contractor quote arrives by email, a council member forwards it and it becomes a tracked card — with the original sender kept on the record.

What Pleno covers

  • Maintenance — a board of cards for work that is planned, in progress, on hold, or done
  • Reports — issues submitted by residents (and council), with a path into maintenance when needed
  • Documents — bylaws, minutes, financials, insurance, and more
  • Contracts — vendor agreements and renewal dates
  • Timeline — a chronological view of building activity
  • Ask AI — questions answered from your strata records (Pro)
  • Depreciation report — a year-by-year reserve forecast from your engineer’s PDF (Pro)

What Pleno is not

  • Not a full property-management accounting suite
  • Not a replacement for your lawyer or engineer
  • Not a separate “projects” product — resident reports and maintenance cards are how work is tracked
