Roles explained

The council and resident roles in Pleno and what they are for.

What it is

Every person in a strata has a role. Roles control menus, settings, voting, and who can change billing or invite others.

Resident role

Role Purpose
Resident (owner) Submit reports; read allowed documents; manage own account

Core council roles

Role Typical focus
President Lead council; admin settings; billing changes
Vice president Same admin powers as president for most settings, except council invites and transition role assignment
Treasurer Financial view; can see billing status (cannot change plan)
Secretary Day-to-day council operations
Council member General council seat
Transition member Temporary seat during post-AGM handover

Important distinctions

  • President and vice president are singleton roles — only one person at a time. Transfer the role before demoting someone.
  • Only the president can send council invites and assign roles to transition members. Other admin settings are open to the vice president as well.
  • Property managers do not get full admin or approval voting unless council grants delegated admin.
  • Bylaw officers cannot create or move maintenance cards.
  • Treasurers can view billing but cannot start a plan change or checkout.
