Council vs resident access

What council members can see and do compared with residents (owners).

What it is

Pleno has two main experiences after sign-in: council and resident. Your role decides which pages you can open and which actions are available.

What residents can do

  • Submit reports about the building
  • View their own report history
  • Open documents in the categories readable to residents (bylaws, rules, and insurance)
  • Manage their own account (name, password, leave strata, delete account)

What residents cannot do

  • Open Maintenance, Contracts, or Timeline
  • Open most Settings pages (only Account)
  • See other residents’ reports or full council financial tools
  • Manage members, billing, or notification routing

What council members can do

Depending on role, council members can:

  • Run the maintenance board and depreciation forecast (where the plan allows)
  • Review and triage all reports
  • Manage contracts and documents
  • Use Timeline and Ask AI (where the plan allows)
  • Configure settings (president, vice president, or a property manager with delegated admin)
  • Invite council members — the president only; any council member can invite residents
  • View billing (president, vice president, treasurer, or a property manager with delegated admin); changing the plan excludes the treasurer

Overlap and read-only periods

Former executives can keep read-only access for 90 days from the AGM date. During that window they can still view maintenance and reports, but writes are blocked. Council transition settings remain available to council admins so the handover can finish.

If a subscription stays overdue past the grace period, edits are blocked across the building until billing is resolved. History stays visible.
