Uploading a depreciation report

Add your engineer’s depreciation / reserve study PDF to Pleno.

What it is

On Pro, Maintenance includes a Depreciation report (Upcoming) view. Upload the engineer PDF so Pleno can build a year-by-year forecast the council can work from.

What you can do

  1. Open Maintenance → Depreciation report / Upcoming.
  2. Upload the PDF.
  3. Wait for parsing to finish.
  4. Replace the report later when a newer study arrives.

Who can do it

Council with Pro access. Uploading or replacing the report is narrower than the rest: it is council admin only — president, vice president, or a property manager with delegated admin. The forecast actions (mark done, defer, promote, add a council item) need maintenance operate permission instead, which also covers roles such as maintenance coordinator.

Limits and things to know

  • Pro only (beta/complimentary buildings are treated as Pro).
  • Parse quota: one successful parse per building per calendar month (UTC), against a dedicated budget of 2 million AI tokens.
  • Reports over 300 pages are not parsed.
  • Always sanity-check parsed costs and years against the engineer’s document.
